My husband and I were referred to James and Fairway by our realtor. I was skeptical of working with a mortgage broker since that whole housing crash. I thought going with our credit union would be the “safest” and would save us the most money. I was so wrong! Our realtor referred us to James because our credit union did not participate in a down payment assistance program that fit our income limit. James had an easy program that required us to take an online first-time home buyers class. He said it took about 6 hours to complete but that was wrong. It took us about 1 hour but only because I knew most of the information already. I just clicked through and answered the questions fast. The second reason we went with James was because his fees were less than our credit union. This meant even less money coming out of our pocket at closing. To make this already long story short, you need to work with James and Fairway. James made the lending and closing process easy by: 1. Explaining the loan application process. There were even emails that explained each step as we got closer to closing 2. Walking me through all the numbers (fees, seller credits, escrow, taxes). I’m a numbers person so he had to be on point which he was 3. Getting us closed on time (even when the seller wanted to change the closing date) 4. SAVING US MONEY. The amount of money we had to bring to closing was less then the rent at our 1 bdrm apartment. *I have to give credit to my realtor too for the closing costs we paid.
